Belford House, a self-check-in guest house on Main Street, Haltwhistle, is selling for an asking price of £325,000 on the site BusinessForSale.com.

A range of shops, supermarkets, pubs and restaurants are available in the historic market town.  

The boutique guest house opened in 2017 after it was purchased by the current owners in 2014.

The listing described the property: "Belford House is immaculately presented throughout and enjoys much repeat custom.

"Income is derived from the guest house business and Belford House as a property offers a wide range of potential development ideas, or as it is, would offer a nice income to a hands-on couple looking to operate a business in a stunning countryside location whilst having Newcastle accessible within a 45-minute drive."

The stone-built property offers self-contained owners' accommodation on the ground floor and has five en-suite rooms available, with the potential to add another two rooms on the upper floors. 

The owners used the self-contained ground floor accommodation for a Post Office and retail offering. The listing said this avenue could be reintroduced into the business or the space could be developed into further letting rooms.

Haltwhistle's surrounding countryside offers opportunities for walking, cycling, fishing and many other outdoor pursuits, with access to the Pennine Way and Hadrian's Cycleway. 

For the commuter, the A69 and the B6318 provide access to Newcastle to the east and Carlisle to the west and onward access to the A1 and M6.

A recent Tripadvisor review said: "Belford House was a pleasure to stay at for our weeks stay. Very comfortable and clean. Had everything in the room that we needed. Shower was superb too. Perfect location for our stay as well and the Sainsbury's car park was free to park in which was only a small distance away."
